At the intersection of Shelbourne Street and Stockton Crescent in Saanich, Brio Apartments stands as an early and exemplary realization of the 2017 Shelbourne Valley Action Plan. Through deliberate massing, generous public realm enhancements, and resident-focused amenities, the project manifests a vision for sustainable urban intensification, supporting diverse housing options and low-carbon transportation. Developed by Tri-Eagle and designed by Cascadia Architects, the project consists of two complementary wood-frame rental buildings that serve as a model for forward-thinking, community-oriented development.

Brio Apartments consists of two wood-frame buildings—six and four storeys—linked by a shared underground parkade and designed to transition gracefully between arterial frontage and low-density neighbourhoods. The inclusion of ground-floor live/work units and a dormered residential profile strengthens both economic activation and contextual fit.

The project emphasizes sustainable, low-carbon transportation with a new3.6-metre-wide separated bike lane, upgraded sidewalks, and extensive cycling infrastructure. Features such as electric and cargo bike charging, a bike wash, and direct access to grade-level storage promote active, sustainable mobility.

Durable Swiss Pearl cladding and light metallic-finished panels create a refined architectural expression designed for longevity. Passive strategies including operable windows, shallow floor plates, and Step Code 3 compliance support comfort and energy efficiency.
