The project includes 86 strata townhouse units arranged in two neighbourhoods, connected by walkways and a terraced community green space. Three distinct unit types provide a range of housing options: Villas for aging in place, Walkouts for flexible family living, and compact Pipers for growing families. The central green is a terraced, shared amenity space featuring raised garden beds, picnic areas, bike parking, playground equipment, and multi-purpose lawns oriented to capture views of the ocean and Mount Baker.

Each unit includes garage space with integrated bicycle parking to promote active transportation within the neighbourhood and beyond. Pedestrian pathways traverse the site, with direct walking connections to surrounding areas, including Latoria South Commons, within a 15-minute walk.

Cedar-like shingles and board-and-batten siding recall regional West Coast design traditions with a modern sensibility. Finishes emphasize individuality while maintaining neighbourhood cohesion. Architecture references Pacific Northwest and Mid-Century Modern design while incorporating Northern European influences through massing and clean, contemporary forms.

Low-slope rooflines on Villa units emphasize entries and living spaces, reminiscent of post-and-beam West Coast homes. Passive surveillance and carefully designed lighting enhance site security while avoiding light pollution to neighbouring properties.
